Residential blocks of flats — particularly those over 11 metres in height — face the most stringent fire door inspection requirements under current UK legislation. Fire Door Regulations for Residential Blocks
Under the FSER 2022, the responsible person for a residential building over 11 metres must ensure that all fire doors in common parts (corridors, stairwells, lobbies) are checked at least every three months, and all flat entrance doors are checked at least annually. Fire doors must close correctly, have intact intumescent strips and cold smoke seals, and show no visible damage that would compromise their fire resistance rating. Building Safety Act 2022 provisions add further requirements for higher-risk buildings over 18 metres, including the appointment of a Building Safety Manager who must maintain a comprehensive fire door asset register.
